For strata managers
A defined service contact, site-specific access notes, digital visit records and a clear path for faults, quotations and urgent issues.
Scheduled water care, pool presentation, plant-room oversight and digital reporting for apartment complexes, townhouse communities and managed shared facilities across Newcastle, Lake Macquarie, Maitland and the Hunter.

Good strata pool maintenance is not only the work completed onsite. It is also reliable attendance, clear evidence, controlled approvals and information that reaches the right person.
A defined service contact, site-specific access notes, digital visit records and a clear path for faults, quotations and urgent issues.
Committee-ready explanations, separated recommendations and better visibility of immediate needs, scheduled maintenance and future asset costs.
Consistent water care, a presentable shared facility and faster escalation when observable pool or equipment conditions need attention.
Every scheme is quoted after the pool, plant, access, usage pattern and required attendance are reviewed. The final proposal defines exactly what happens and how often.
Professional water testing, interpretation and chemical adjustment within the agreed visit scope.
Vacuuming, brushing, leaf removal, basket clearing and presentation tasks as specified for the site.
Filter pressure review, backwashing or element-related maintenance where included and operationally appropriate.
Routine observable checks of pumps, filters, sanitisation and dosing equipment during the service visit.
Water results, chemicals added, completed tasks, notes and relevant photographs recorded digitally.
Observable faults or abnormal conditions separated from routine work and sent to the nominated contact.
Non-routine repairs, replacements and projects quoted or escalated under the scheme’s agreed authority controls.
Service frequency, operating settings and maintenance priorities reviewed as weather and usage change.
Commercial scope is site-specific. Chemicals, salt, replacement parts, microbiological or laboratory testing, after-hours attendance and work beyond the agreed service allowance are charged separately unless the accepted proposal states otherwise.
Routine work, service evidence and extra approvals stay connected without being mixed together.
Review pool condition, water and agreed plant checks.
Complete the scheduled tasks within the site scope.
Capture results, additions, tasks, notes and relevant photos.
Separate faults, risks and out-of-scope recommendations.
Follow the agreed quotation and authority pathway.
Where a shared facility is regulated as a public swimming pool or spa pool, the site’s legal duties extend beyond an ordinary scheduled contractor visit.
The nominated contact receives a practical digital record of the booked visit. That makes it easier to understand what was done, what changed and whether a separate decision is needed.
Observable issues can be grouped by operational priority, making committee decisions and capital planning easier to follow.
Conditions affecting current operation, water quality or equipment protection are escalated promptly.
Maintenance or replacement that is not an emergency can move through normal quotation and approval.
Age, wear and performance trends can inform future committee discussion before failure forces the timing.
Strata pricing depends on pool and spa configuration, attendance frequency, cleaning load, plant complexity, access, reporting requirements and who handles monitoring between visits.

The proposal should remove ambiguity around attendance, chemicals, records, approvals and the scheme’s responsibilities between visits.
Send the scheme address and current service need. We will confirm whether a site review, existing records or further information is required before a proposal is prepared.
Indicative only. We confirm the scheme address, requested attendance and current route capacity before accepting service.
Site assessment requests are reviewed before a visit is confirmed. Integra checks access, facility needs, reporting requirements and the appropriate service pathway.
Tell us about the property and current service requirement. A strata plan number and supporting files are helpful when available, but they are not required to start the enquiry.

An enquiry is not a confirmed booking. Integra checks the address, scope, access, site responsibilities and current service capacity before accepting or scheduling work.
