Property lifecycle support

A different workflow for every property stage.

The pool-care scope changes as a property moves through routine management, tenant handover and sale. The service trail and accountable contact do not.

Managed rentals

Routine care without the admin loop.

Scheduled service, tenant access communication and evidence your property manager can review without being onsite.

  • Regular Full, Medium or Test & Balance options
  • Digital water results, additions, tasks and photos
  • Defect notes and escalation to the nominated contact
  • Written approval limits for non-routine work
Best for: keeping pool presentation, water care and observable equipment issues visible throughout a tenancy.

Leasing & handover

Start the tenancy with a clear handover.

Turn the first booked visit into a practical handover so the tenant understands the pool, equipment and between-visit responsibilities.

  • Free Pool School upgrade on request
  • Equipment and routine-care walkthrough
  • Photo-backed pool and plant condition record
  • Handover booklet for future reference
Best for: reducing avoidable confusion, misuse and responsibility disputes at the start of a tenancy.
See the Pool School upgrade →
Sales & settlement

Keep presentation and settlement on track.

Prepare the pool for marketing, document observable plant condition and give the incoming owner a clearer operating handover.

  • Pre-listing and pre-open-home pool presentation
  • Observable equipment condition reporting
  • Buyer Pool School and operating handover
  • Partner-priced service vouchers for hampers
Best for: agents wanting fewer pool surprises between listing, contract and settlement.

Service evidence

A service report you can actually use.

After service, the nominated contact receives a digital record of the work completed and the condition observed. Relevant photographs make it easier to understand the property without relying on a vague “all done” message.

Tenant communication

The visit moves forward without your team relaying every message.

With agency authorisation and the nominated tenant contact, Integra can manage the routine service communication while keeping the property manager in control of decisions.

01

Service reminder

The tenant receives a reminder before the scheduled visit using the agreed contact details.

02

On-route message

An on-the-way message lets the tenant know the technician is approaching the property.

03

Service completed

The technician follows the booked scope and records water, tasks, additions and observations.

04

Report issued

The nominated contact receives the digital report, relevant photos and service notes.

05

Issue escalated

Major faults, unsafe conditions or work beyond authority are referred for approval before proceeding.

New-tenant Pool School

Upgrade the first booked visit into a practical handover—free.

When a standard pool service is booked for a tenant changeover, ask Integra to add the Pool School handover component at no additional service fee. The tenant gets a clear operating walkthrough and your agency gets a documented starting point.

Handover booklet supplied for future reference

Commercial boundary: the standard booked service, chemicals, parts and work beyond the visit allowance remain chargeable. The condition report records observable condition; it is not a structural, electrical, building or statutory compliance certificate.

Billing & approval controls

The invoice follows the arrangement—not guesswork.

Integra can configure practical split-billing pathways for the property, subject to account approval and written management instructions. Routine service, chemicals and authorised extras can follow different nominated payers.

Responsibility remains with the property manager. Integra does not interpret the lease or decide whether an owner or tenant is legally responsible. We invoice according to the written instructions and approvals supplied.
Sales partner benefit

Welcome and settlement hamper vouchers

Add a useful pool-care gift to settlement. Agency partners can access generously discounted Pool School or first-service vouchers, supplied in a giftable format. Ask for current partner pricing and voucher terms.

Real estate pool service answers

Clear boundaries before the first property starts.

These are the questions agencies usually need answered before adding a pool service provider to their workflow.

Can Integra communicate directly with the tenant?
Yes. With agency authorisation and an accurate nominated tenant contact, Integra can send the routine service reminder and an on-route message. Property decisions and approvals continue through the nominated property-management contact.
Do property managers receive a report after each visit?
The nominated report recipient receives a digital service record for the booked visit. It can include water-test results, chemical additions, tasks completed, notes, relevant photographs and recommendations.
Can the service and chemical charges be split?
Split-billing options are available subject to account approval, payer onboarding and written instructions. For example, the recurring service fee may go to the owner or agency account while agreed tenant-responsible chemicals are invoiced separately. Integra does not determine liability under the lease.
What is the free new-tenant Pool School upgrade?
When a standard pool service is booked for tenant changeover, the agency can request a Pool School handover component at no additional service fee. The standard service, chemicals, parts and work beyond the normal allowance remain chargeable.
What is included in the new-tenant condition report?
It is a photo-backed record of observable pool and plant condition at the handover visit, together with relevant technician notes. It is not a structural, electrical, building, pest or statutory compliance certificate.
Can you supply something the tenant can refer to later?
Yes. The Pool School upgrade includes a practical handover booklet covering the system overview, normal operation, routine tenant care, warning signs and Integra contact details.
Can Integra prepare a pool for photography, open homes or settlement?
Yes. Pool presentation, water care and an observable equipment check can be scheduled around a sales campaign or settlement, subject to the pool condition, access and route capacity. Recovery or repair work may require separate treatment, time or quotation.
Do you offer service vouchers for settlement hampers?
Yes. Real-estate partners can request generously discounted Pool School or first-service vouchers in a giftable format for welcome or settlement hampers. Current pricing, validity and service-area terms are confirmed with the agency.
Will Integra complete repairs without approval?
Non-routine repairs and work beyond the agreed authority are referred to the nominated contact. The account can be set with approval limits, quotation requirements and escalation instructions during onboarding.
Can you handle green pools and equipment faults?
Yes. Recovery, diagnostics, repairs and equipment replacement can be arranged, but they sit outside a standard routine service visit and may require separate attendance, treatment or quotation.
Can one agency use Integra across multiple properties?
Yes. Integra can coordinate multiple properties with property-specific access, tenant communication, report recipients, approval limits and billing rules. Each address remains subject to route availability and onboarding information.
Which areas do you cover?
Integra operates mobile service routes across Newcastle, Lake Macquarie, Maitland and parts of the Hunter Valley. Address, requested frequency and current route capacity are checked before service is accepted.
What insurance and workforce controls does Integra carry?
Integra maintains $20 million public liability cover together with workers compensation and motor fleet insurance. The business is a SPASA member and uses formal Certificate III to IV training pathways, police screening, First Aid, CPR and White Card training, with spill and first aid kits carried in service vehicles.
